Who can live at BracaRooms?

Every person older than 20 years old of age, students currently enrolled at a university or in a research program or internship in a company. We also accept people that are in professional mobility.

We offer spacious and fully equipped rooms and common areas (check FAQ no. 9). All our rooms are individual and have windows and some of them also have a balcony or terrace. We also offer several suites! Shared bathrooms should be used by no more than 3 residents.

We offer room options close to the main universities in the Campus of Gualtar, the Iberian Nanotechnology Laboratory and near star up companies. Our residence is located in a safe and central area (sports facilities, malls, supermarkets, restaurants, post office, etc) wtih public transportation.

How can I rent a room in BracaRooms?

You can rent your room following these steps:

  1. Fill the interest form with your data and send to bracarooms@gmail.com;
  2. Then BracaRooms suggests options available with the conditions;
  3. After that if you agree with the conditions, you only need to make the reservation.

Of course you can visit the room and the house before making a reservation but remember that your reservation will only be valid when you have paid the reservation fee! We are stressing this because our rooms are normally booked pretty fast

How can I make a reservation?

After you have chosen your room, you just have to send us the reservation fee (€250) by bank transfer and send a proof of payment by email to bracarooms@gmail.com. From that moment on, your room is booked and waiting for you!

As soon as you arrive you can come and sign the lease contract and pay the first and last rent. The reservation fee will turn into your deposit|guarantee for the accommodation’s furniture, equipments and similar, not having to make any additional payment for the guarantee of the accommodation in the amount of 250€.

What happens if there are two reservations for the same room?

Remember that we are the owner, so overbooking will hardly ever happen. When you book a room, you have to pay the reservation fee and send us the proof of payment.

If we do not receive the proof of payment, any other person may book the room.

In case you pay the reservation fee and the room has already been booked by another person, we will immediately reimburse you for the paid value.

What is the deposit for and when will I get it back?

At the end of your stay and if the contract is not broken before the agreed date of end contract and if your room and the shared areas of the house are in the same condition as when you entered the house (except, of course, the normal wear caused by a careful use) the deposit will be refunded

In case there damage occurs during or at the end of your stay, the cost of repair / replacement will be deducted from your deposit.

What is the cancellation policy?

Your rental deposit will be fully refunded if a cancellation is made 60 days before check-in. If cancellation is made between 60 and 30 days prior to check-in, 50% of the deposit will be refunded to you.
Cancellations made 30 days or less prior to check-in date receive no refund of deposit.

For cancellations you must send an email to: bracarooms@gmail.com with the reason.

Do I need a Guarantor?

No, you will not need a guarantor.

What furniture and equipments do the BracaRooms residence have?

In each room you will find: a bed with two big drawers, a mattress with protection, a closet with hangers and mirror, a bedside table, bedside lamp, a working desk, a desk lamp, a chair, a bookshelf, a chest of drawers, a garbage can, a laundry bag and a termoventilator. You will also find signal for cable TV. Duvet, duvet cover, bedsheets, pillows, pillow cover and towels will not be included. However, when reserving your room, you can request these optional extras to be provided by us, at a reasonable price, and ready for you at check in.

In the kitchen you will find: stove, oven, microwave, toaster, sandwich-maker, tea kettle, Nespresso machine, blender, liquidizer, fridge, freezer, dishwasher, dishes, cups, cutlery, pans, individual shelves, table, chairs, garbage can and air conditioner.

In the living room you will find: TV, sofas, table(s), chairs, lamps and air conditioner.

In the laundry you will find: iron, washing machine, clothes washing tub, drying machine and a clothesline (interior and exterior).

In the gym you will find: treadmill, static bicicle, mini stepper, cross trainer, pull-up weight training bar, wood stall bars, multi gym machine, weigth bench, weigth plates and bars.

Optional equipment: you will be able to know exactly what is available in your future room! We strive to provide a personalized service according to your quality and comfort standards! So, if you want something extra (LCD, among other items) feel free to ask us so we can provide it at a reasonable price.

Apart from the items listed above, you will be able to find other furniture and equipment.

When do I have to pay the rent?

Your rent must be paid monthly by bank transfer or in cash no further than the first working day of each month.

What is included in the monthly rent?

The value of each rent includes: technical assistance, renting of the room, equipment, furniture, utilities (electricity, water and gas), Wi-Fi, cable TV signal, insurance and cleaning of the shared areas three times per week.

There is a a limit of €30 per person/month (calculated per room) of utilities that are included but don’t worry, it’s more than enough to use water, electricity and gas in an efficient, confortable and sustainable way (as long as you don’t forget to turn off your equipment or leave the water running, then you should be fine!). You will find in the house several tips to avoid spending more than the limit while protecting the environment at the same time. In case the maximum limit is surpassed, we will divide that extra charge equally among all the house’s tenants, without BracaRooms making any profit on that value.

In case you want to include the cleaning of your personal room, contact us and we will take care of everything. The costs of this service will be added to your monthly rent.

Am I allowed to have guests/visitors?

Yes, but you should inform BracaRooms by email and we may charge an extra amount if you have visitors more than one night per month in order to cover the increase in the utilities cost. It is not fair that the other tenants pay for your visits. It is also important that your colleagues are informed and agree about you bringing visitors.

Do I have to sign a contract?

Yes, according to Portuguese law, every person renting a room must have a valid contract for the time of their stay. We also issue invoices of the services provided monthly.

What is the duration of the contract?

The minimum contract period we offer is 6 months. For people in professional mobility, summer course or internship, shorter contracts are available.

How can I receive my mail?

Our office staff will collect and sort your mail for you.

What documents do I need to check in?

To check in you will need to have a copy of your passport, VISA (If you are not an EU resident) or a valid ID card.
